When determining your total budget, we need to allocate a certain amount for the land. Our ideal ratio is 1/6th of the total project cost, but this can vary due to numerous factors. Let us help you identify the range we need to search for to get your project rolling.

Identifying where you want to live is one of the most important steps in our process. Not only is land a limited resource, finding a lot that fits within your total project budget is essential to a cost-effective project.
Although we recommend allocating 1/5 to 1/6 of your total budget to lot cost, there are quite a few other expenses associated with site selection that we need to determine as well (utility connection cost/dirt work expenses/impact fees).

We’ve taken the time to put together 6 Design Packages based on the following Design Styles: New Mexico Farm House, Traditional Tuscan, New Mexico Contemporary, Pueblo Contemporary, Southwestern, and Modern Mediterranean. These stylish combinations of floor tile, baseboard, cabinets, countertops, plumbing fixtures, light fixtures, paint, and stucco selections allow us to put together our most cost-competitive Forts.
6 Plans to Select From
Pick any of our 6 favorite Design Select plans, which include a combination of 3,4, and 5 bedrooms options. Based on the lot selected, let us provide you with one of our fashionable floor plans to work with.
Choose between 6 pre-packaged Framing or Plan alterations that we have priced out. Options can include an outdoor living space, built-in bbq area, powder bath addition, 3rd garage bay, Master Bathroom upgrade, Chef’s Kitchen upgrade, 4th bedroom addition, full bath addition, storage addition, just to mention a few.
Pick any plan that we have access to or bring your own to the table to see if we can design our own version of it.
2 Rounds of Modification
Make your own notes and modifications to the plan you choose. Send the information over and we’ll make the 1 st round of changes and send it back for a final review. Submit your 2 nd round of comments and we’ll knock those out and have your Final Plan.
6 Design Packages
With up to 4 Customer-Driven Deviations
Select from our 6 Design Packages: New
Mexico Farmhouse, Traditional Tuscan, New Mexico Contemporary, Pueblo Contemporary, Southwestern, and Modern Mediterranean. Depending on the project, we’ll let the customer deviate from pre-packaged design on up to 4 finishes (I.E., tile, cabinets, countertops, faucets, paint, or stucco)
You lead the way with where your Fort plan goes. Whether we use an existing concept as a jumping off point, or you have another idea. We’ll bring your creation to life.
4 Rounds of Modification
Make your own notes and modifications to the plan you choose. Send the information over and we’ll make the 1 st round of changes and send back for a final review. Submit your 2nd round/3rd round/4th round of comments and we’ll knock those out and have your Final Plan.
Meet with all of our design and finish vendors to select every last item that goes into your Fort. From tile to cabinet and countertops to lighting, you have the ability to select every last thing your heart desires!
